Hello, Hope your week is going great! The Jacksonville Jaguars play in prime time tonight vs the New Orleans Saints. So that really opens up the weekend for other events going on here on the First Coast. Hello, Hope your week is going great!                    Our local Realtor system (the MLS) has 5,500 homes for sale right now, out of that number 1,473 are considered new construction! There is an often overlooked advantage to new construction. Yes, you get a builders warranty, never been used appliances and that new home smell but you also get a sense of community. In a new development, everyone is in the same boat, so to speak, so it's a fresh start not just for you but your neighbors. Many times moving into an established community you may feel like an outsider, especially if moving from out of state, but when moving into a brand new community everyone is an outsider. News: Speaking of new homes, Toll Brothers stock and some of the other largest builders stocks are at all time highs. Many think there will continue to be a shortage of resale housing inventory so naturally builders will have to build more. Mortgage News: Interest rates dropped slightly lower after hitting that 7% number a few weeks ago, down to 6.8 from 6.9 last week. Here's my possibly unpopular opinion, out of all of the natural disasters, I'll take a hurricane over most. My reasoning is they generally move slow and give you time to prepare vs say a tornado, forest fire, or an earthquake. In NE Florida, if you choose to evacuate, it's much easier than other parts of the state.  Florida allows a tax holiday on disaster preparedness which is going on now until June 9th. Foreclosures:  There are 21 foreclosed properties on the market right now, you can see all of them here. News: Our local May data is available - The average sales price went up 1% to an average of $442,241- with average days on the market at 67 - The average days on the market here in NE Florida was climbing for the past 6 months or so, but it's going down a bit now, meaning demand is picking up. The number of sold properties is down about 20% from same time last year and new listings are down a whopping 25% Mortgage News: Average interest rate for a 30 year fixed rate is just under  7% and seem to be dropping a bit, applications were down week over week, I expect that to change on next weeks data. Did you know that Jacksonville is home to the second largest Memorial Wall in the US? The Veterans Memorial Wall near the stadium is only second behind the Vietnam Veterans Memorial in DC, the City of Jacksonville will observe Memorial Day at 8:30 am on Monday at the location. Also, the Jacksonville National Cemetery will hold it's own observance on Saturday at 9am.
