The finish line of 2024 is within sight. Hurricane season is almost over and the Turkeys are getting ordered. Just to make everyone aware, there is still a Village Inn in NE Florida if you want to order some pies for Thanksgiving, the only one left is in St. Augustine on US1.

Jacksonville Real Estate Update 8-12-24

Hope you had a great week!
Tomorrow new rules go into effect for every Realtor in the country. These rules are the biggest shift I've experienced in 20 years of selling real estate and let me tell ya, I've seen some shift

The gist of the shift is how Realtors will be paid and by whom. (This will impact both buyers and sellers with immediate effect)
I'm hesitant to dig into the details here because I think it's best explained one to one with clients and I'm happy to do that with anyone receiving this e-mail. As I always say - call me anytime!

I only bring this change up to highly, strongly and
emphatically suggest work with only reputable real estate agents and Realtors® with experience.

The rest of 2024 will be a learning curve for all agents, myself included but I believe if I and my team continue putting our clients interests first, the changes that start tomorrow will be for the better for all real estate buyers and sellers.

For many local parents this is the last weekend of summer break. If you aren't running around picking up last minute things you may want to snag a ticket to the 1st Jaguars pre-season game vs the Chiefs - kickoff is at 7pm so hopefully the heat and rain have gone by then.

Rates dipped this week, even without a FED rate cut, many clients are getting quoted in the 5 range. The drop in rates may be a foreshadowing for when the FED makes a move

Jacksonville Real Estate Update 7-12-24

Hello, Hope you had a great week!
               I've been trying to get a few things accomplished this week only to find out that soooo many of the vendors I use are on vacation. Great for them! It has me wishing I could use A.I for more things- so I asked Chaptgpt on behalf of those vendors and my clients who are heading out for a trip this summer,  what are 5 best ways to keep your home safe when you are on vacation: This was its? response.

 
  1. Install a Security System:

    • Description: Use a comprehensive security system with alarms, cameras, and motion detectors. Modern systems often come with mobile apps, allowing you to monitor your home remotely.
    • Benefit: Deters potential intruders and provides real-time alerts if any suspicious activity is detected.
  2. Use Smart Lighting:

    • Description: Set up smart lights that can be programmed to turn on and off at random intervals. This creates the illusion that someone is home.
    • Benefit: Reduces the risk of your home being targeted by burglars who look for unoccupied houses.
  3. Hold Your Mail and Packages:

    • Description: Arrange for the postal service to hold your mail or ask a neighbor to collect it. Do the same for any packages.
    • Benefit: Prevents an accumulation of mail or packages, which can be a clear signal that no one is home.
  4. Secure Doors and Windows:

    • Description: Ensure all doors and windows are locked securely. Consider using deadbolts, window locks, and security bars for added protection.
    • Benefit: Makes it more difficult for intruders to gain entry into your home.
  5. Inform a Trusted Neighbor or Friend:

    • Description: Let a trusted neighbor or friend know you will be away. Ask them to keep an eye on your property and report any suspicious activity.
    • Benefit: Provides an extra layer of security and someone to respond quickly if there are any issues.

Implementing these measures can significantly enhance the safety of your home while you are away.

Jacksonville Real Estate Update 6-27-25

Hello, Hope you had a great week!
                 This week the City of Jacksonville & the Jacksonville Jaguars came to terms on a New Stadium! The state of Florida doesn't give money to sports teams so the city is pitching in to help keep the team here and the fans happy. Not only DUUUVAL but the surrounding counties will benefit from this major development but I do hope it will put a bit more respect on the Duval name in the years to come.  I grew up in JAX and for the past 40ish I've been waiting for a big splash to happen to draw folks downtown, something bigger than a fountain or a mono-rail to nowhere. I think this is finally it & I'm truly excited for Jacksonville.

Jacksonville Real Estate Update 2-17-24

 

 

 

Hello, Hope you had a great week!
                   Super Bowl weekend is here... again, kind of- It's the Super Bowl of Stock Car Racing in Daytona! To be honest Nascar has never been a big thing for me, however,  I have always wanted to attend this race, I wont make it this weekend but maybe next year.

Local Real Estate:
I spoke with a few title agents this week and just asked the passing "How's Business" - slow was the answer. Title agents deal with Realtors from different companies all over the area so they have a good read on the local real estate market. Generally February is a slower month for home sales but some consider Presidents Day the unofficial start to the Spring home buying season.

Jacksonville Real Estate Update 2-11-24

 

 

 

Hello, Hope you had a great week!
                   Super Bowl weekend is here and with it the extra story lines...c
  • Will Taylor Swift make it in time for kickoff?
  • Over/Under on length of the National Anthem
  • How many millions of chicken wings will be consumed?
All of these are fun but my favorite to discuss is moving Presidents Day to the Monday after the Super Bowl. Every year Change.org has dozens of petitions to make this coming Monday  a national holiday. Over 14 million people will call in sick on Monday, productivity will drop by an estimated 30% but we could fix all of that. Of course, It would take an act of Congress to make it happen but totally worth it in my opinion

Local Real Estate: More and more condos for sale.
There are some serious headwinds happening \with condominiums in Florida. To make a VERY long story short: Condos are required to hit new reserve requirements and show proof by the end of 2024. Many monthly fees are moving significantly higher and have been since the Bill was signed in 2022. What I'm seeing is fees that were as low as $300 in 2021 are over $500 a month now. Also, some condos are completing inspections and needing to have some work done which causes assessments. This is leading to more inventory than has been available in some complexes for many years. It could lead to some foreclosures and possible price decreases in some condominium complexes.
Selling a condo in 2024? Correctly pricing, marketing and hiring an experienced Realtor® will be of paramount importance. It won't be just name your price and sell.

Buying a condo in 2024? The good news is you will have more options but I would suggest working with an attorney to review the condo budgets on your behalf during your inspection period.

Jacksonville Real Estate Update 2-5-24

 

 

 

Hello, Hope you had a great week!
                     This is the Mayor's weekend here in JAX. The DONNA Marathon Weekend kicks off tomorrow, it's a full weekend of events both in downtown and at the beaches. This marks the 17th consecutive year of the race but the 1st with the founder of the race being Jacksonville's mayor. Learn more on how you can participate here/
Local Real Estate Data:
Northeast Florida January 2024 numbers on homes sales are in the books. Prices are up almost 2.5% from last January. The number of sales though are actually down 20% The number of active listings are down around 10% but the number of new listings are up 13%.
I'm seeing more inventory hitting the market this month already so will be nice to see February data in March.

Hello, Hope you had a great week!
                     This weekend at the Prime Osborn Convention Center you can check out the 76th Annual Boat Show. How important our waterways are to Jacksonville can not be overstated not only for commerce but for personal enjoyment. The boat show is always fun for adults and kids alike. You can learn more and buy tickets above.

Waterfront Homes:
In 2023 over 1500 waterfront homes were sold here in NE Florida. Those lucky new homeowners may have spent a lot less than you would think. The median sales price was just over $500,000. Jacksonville in my opinion is one of the last affordable waterfront cities in Florida. Condos with access to boat slips and views of natural water can be found in the low to mid 200K range. Jacksonville Real Estate Update 1-11-24

 

 

 

Hello, Hope you had a great week!
                      It's that time of year again, the clowns are back. By that of course I mean Ringling Bros. and Barnum & Bailey® presents The Greatest Show On Earth
They are in town just this weekend & you can get info and tickets in the link above - now on to real estate.


Home sales in 2023 hit a 20 year low according to data released just today by the National Association of Realtors® While there were less transactions home prices still ticked up over 4% since December 2022- 1st time homebuyers normally make up about 40% of the market however in 2023 they were only 29% of the transactions.
My quick thoughts on this: It's still mostly an affordability issue. Current homeowners are still in a great spot with low mortgage rates if they have mortgages at all. Over 40% of homes in the US do not have any debt on them. Locally the most negatively impacted are active duty military. The Navy is Jacksonville's largest employer &  VA loans are making up less and less of our transactions every year, many services members are renting during their tours instead of buying. In 2020 5220 VA loans were closed in our local MLS in 2023 only 4108.
