Hello, Hope your week is going great! Welcome to June 1, 2023 in the year of our Lord & the start of the 2023 hurricane season here in Florida. Here's my possibly unpopular opinion, out of all of the natural disasters, I'll take a hurricane over most. My reasoning is they generally move slow and give you time to prepare vs say a tornado, forest fire, or an earthquake. In NE Florida, if you choose to evacuate, it's much easier than other parts of the state. Florida allows a tax holiday on disaster preparedness which is going on now until June 9th. Foreclosures: There are 21 foreclosed properties on the market right now, you can see all of them here.
News: Our local May data is available - The average sales price went up 1% to an average of $442,241- with average days on the market at 67 - The average days on the market here in NE Florida was climbing for the past 6 months or so, but it's going down a bit now, meaning demand is picking up. The number of sold properties is down about 20% from same time last year and new listings are down a whopping 25%
Mortgage News: Average interest rate for a 30 year fixed rate is just under 7% and seem to be dropping a bit, applications were down week over week, I expect that to change on next weeks data. If you need info on obtaining a mortgage click here.
