Our local Realtor system (the MLS) has 5,500 homes for sale right now, out of that number 1,473 are considered new construction! There is an often overlooked advantage to new construction. Yes, you get a builders warranty, never been used appliances and that new home smell but you also get a sense of community. In a new development, everyone is in the same boat, so to speak, so it's a fresh start not just for you but your neighbors. Many times moving into an established community you may feel like an outsider, especially if moving from out of state, but when moving into a brand new community everyone is an outsider. Foreclosures:
There are 17 foreclosed properties (A few HUD properties as well) on the market right now, you can see all of them here.
News:
Speaking of new homes, Toll Brothers stock and some of the other largest builders stocks are at all time highs. Many think there will continue to be a shortage of resale housing inventory so naturally builders will have to build more.
Mortgage News:
Interest rates dropped slightly lower after hitting that 7% number a few weeks ago, down to 6.8 from 6.9 last week. Applications are down again week over week and 27% off of what they were same time last year.
