This area sandwiched between San Marco & Mandarin is hugely popular with executives working in downtown Jacksonville due to the traffic free commute.
SR13 which becomes San Jose Blvd then Hendricks Ave. splits the area in half, the west side has riverfront homes and to the east more affordable houses. The St. Johns river borders the area to the west and Goodbys Creek is the southern border of San Jose area. These two bodies of water provide multiple options for waterfront real estate.
The Bolles school, a well respected college preparatory school, which was established in 1933 is located in the San Jose area as well as some of Jacksonville's historic churches and unique shops and diners. In 2013 just over 250 homes were bought and sold in the area with about 10% being foreclosed homes and 10% being short sales. In the last months of 2013 the average sales price hovered just above $200,000 with an average sqft of 1947 and a sales price per sqft. of $97. However as stated above prices vary dramatically in this area, a rule of Realtor thumb for San Jose is the further away from the river the less expensive and less desirable. Obviously there are exceptions to this but it's a good guide.
Epping Forest and The Villages of San Jose are two of the larger neighborhoods in the San Jose area.
