Our new lock-box system is state of the art, we have a electronic record of every agent that enters your home. This gives agents accountability and lets’ us protect your home. The electronic lockbox system is designed by GE and uses state of the art technology. The flyers are relatively inexpensive to produce, our signs run close to $100 a piece, and each lock-box costs about $95
1-800 Number Recently we added a top of the line 1-800 call capture line for each home we sell. This system will allow prospective buyers three different ways to get information on your home. They can listen to a prerecorded message, receive an e-mail with info. or be sent a text message with more information about the home. What really makes the system great is once a prospective buyer calls, we are immediately sent a notification to our cell phones and e-mail with the prospects phone number and time of call. We then promptly call the prospect and try to give them more information to entice them into seeing the home. To our knowledge this system is far superior to any other system being used in Jacksonville by other agents. $200-300 Monthly.

WEEK 2:
OPEN HOUSE IF DEEMED NECESSARY: Our team has mixed feelings on open houses, while we want to find a buyer for your home, we also want to make your home secure. Open houses allow anyone to walk into your home. This is part of why you hire a Realtor, to make sure the person interested in your home can afford to buy it. MORE INTERNET MARKETING: Our team spends over a thousand dollars a month marketing on www.google.com and www.yahoo.com We tweak these in week two to get more people to view your home online. Also, your homes website www.12324yourstreet.com will have it's own google keywords, including neighborhoods, and so forth. We set a $3.00 a day budget per home, and around a .49-.79 per click setting. This really works for our sellers, and we are not aware of anyone doing anything that is close to this.
WEEK 3:
POST CARDS: For every home we market we send a minimum of 100 cards to your neighbors letting them know the price of your home. Many times we also send cards to "move up buyers" close to your home. (Ask any member of our team for more of an explanation if you would like) It takes up to week three to get the cards even though we order them in week 1. The cards and the mailing costs about $100
PRINT ADVERTISING: Our team advertises in the Homes and Land Magazine. This real estate based magazine is available in almost every gas station and grocery store in Jacksonville. Our ad is located prominently on page nine,your home will be included on this page in the first edition available. Homes and Land advertises heavily on the internet giving your home more exposure and also has magazines in many other markets. This page costs our team $680 dollars a month.
MORE INTERNET MARKETING: Sites like www.craigslist.com www.jacksonville.backpage.com www.finalhunt.com www.goduru.com www.zillow.com www.reaffinity.com jacksonville.kijiji.com and many others provide information to unique home buyers. Again we are trying to target every potential buyer. Many list sites are completely free but do take lots of time.
WEEK 4:
INSERTION INTO NEWSLETTER: We send our monthly newsletter to over a thousand past clients and the neighborhoods in which we have homes for sale. The cost on this varies between $300-$500 monthly.
After the first month we repeat many of these steps and on many occasions make additions to this plan. This is the bare minimum of what our team does marketing your home for the first month.

PLAN OF ATTACK FOR BUYERS
Step 1: Get pre-approved!!!
If you are even dreaming about buying a new home, you need to speak with a lender. Our suggestion is to talk to three different lenders, a local lender, national lender and a mortgage broker. Ask for a pre-approval letter and a good faith estimate on that amount. This should include monthly payments and closing costs. Each lender will vary on their costs, shop around, and then shop around some more. This step is just as or maybe more important for most buyers than finding the right house. DO NOT LET ANYONE CHARGE YOU FOR THIS SERVICE!

Step 2 Narrowing your search.
Now you know what price range home you feel comfortable with, it's time to start looking for a home! Narrowing down which side of town you would like to live in can be a difficult task. Land wise Jacksonville,FL is the largest city in the continental United States. There are many options for every price range. You need to figure out what is most important to you, being close to the beach, close to a boat ramp on the river, close to work, specialty schools, close to shopping, and so forth. Before you meet with a Realtor you should have a list of what you want to be close to, that way we the agents can show you your option.
Step 3: Choosing a Buyers Agent.
When hiring someone to sell your home, we suggest you interview three respected agents/companies. When looking for a Buyers Agent (A real estate agent who represent you when buying a home) you can interview agents, but we believe if you simply ask questions of an agent, and then commit to them until they do not fulfill their promises, you will be fine.
Questions to Ask...
1. How long have you been in the business?- We suggest only using agents with at least two years of experience or someone who is a member of a team who has a partner agent with more experience.
2. Do you work in the area I would like to buy in? Believe it or not some agents will take on buyers that are looking for home two hours away from their home office.
3. How do you represent your buyers? Without going into too much detail, Single Agency or "Buyers Agency" is the best representation possible. PLEASE ASK THIS QUESTION. In fact it is Florida Law that the real estate agent disclose how you are being represented before they show you a home.
4. Do you charge a transaction fee to buyers? Many or Most companies charge a transaction fee ranging from $50-$400. This fee is a ju.... well it's a fee, but many agents if you ask up front will wave the transaction fee. Generally the fee goes to the brokerage/company, but sometimes the fee partly goes to the agent.
5.What hours do you work, do you have another agent who can show me property anytime? Agents like everyone else get busy, a good agent has someone, a team member or coworker who can show property to you the buyer if they become unavailable. We like the team concept we have, because our agents fill in for each other rather than giving clients away.
Once you find an agent you can answer these simple five questions, put them to work! There are many different ways to find an agent, the one we truly discourage is driving around and calling on for sale signs!
The representation of a buyers agent is free, or very close to it in most cases. Why would you not use one?
