The Southside of Jacksonville is a huge area of Jacksonville that has hundreds of neighborhoods. The geographical area does not have definitive boundaries, however for the local MLS the area is bordered by The Wonderwood expressway to the North which is the Ft. Caroline Boarder, Southside Blvd to the East, the Intracoastal to the West and US1 to the South. The University of North Florida and Florida State College are both located in the area. Northeast Florida's largest outdoor mall the St. Johns Town Center as well as the Shoppes at Tinsletown and The Avenues Mall provide the best shopping in Jacksonville to the residents of the Southside. The Intersection on 202 (J Turner Butler and I95) is Jacksonville's second largest commercial districts. Nearly 2000 properties were bought and sold in the region in 2013 with sixteen percent of those transactions involving foreclosed homes and thirteen percent were short sales. The average sales price in November 2013 for the Southside was just over $200,000 with an average sales price per square foot of just over one hundred dollars. Update for 2019: 3,784 homes & condos sold on the Southside of JAX. Average price $258,000 and an average price per sqft of $138. Update in 2022 2,845 properties on the Southside changed hands, with an average sales price of $412,000 and an average sales price of sqft. of $220
The Southside is good mix of newer homes, executive communities and mid century homes. Larger neighborhoods include East Hampton, Deerwood, Deercreek, Jacksonville Golf & Country, Ironwood, Hampton Glen, SouthChase, Pablo Creek Reserve.The town homes and condos of Wolf Creek, Glen Kernan, Palermo, Highland Glen, Timberlin Parc, Wynfield Lakes, Sutton Lakes The Town homes of Vizcaya, James Island, The Woods, Pablo Bay, Villages of Pablo and many many more.
The Intracoastal Waterway and it's tributaries provide the waterfront properties on the Southside of Jacksonville. The Isle of Palms neighborhood located just south of Beach Blvd where it meets the Intracoastal provides residential properties located on man made canals.
Hundreds of condo units are also available on the Southside of Jacksonville. Wolf Creek, Southern Grove, Bishops Court, Marina Pablo Bay, Grand Reserve at Windsor Parke are just a few. (I believe there are more condos on the Southside of JAX than any other geographical area on Northeast Florida)
