Congrats!! You made it through what seemed to be the longest month ever. February has finally arrived and so far in the past 5 days, we have had a Super Bowl, coronavirus, impeachment, Iowa caucus, State of the Union address and now what all have been waiting for. Every January there is a jump of new listings this year is down about 150 from January 2019 - and builders are adding more to this inventory than resales.

11-14-19 Real Estate Update Newsletter

 
Hello, Hope your week is going great!

The weather is starting to finally change here in NE Florida, in the middle of November temps finally dropped into the 60's!

In honor of our changing temperatures I ran a search for all of the homes for sale in the area with TWO or more fireplaces! Because who in Florida doesn't need more than one fireplace for these horrible winters. :) There were so many more than I expected , check out the newest 200 here.

On to Real Estate:
I looked at the October numbers from our Northeast Florida Real Estate Board today. Not much changed year over year. Prices are up over 4%, inventory is down about 3% and average days on the market are at 74. It's a pretty steady market right now, rates are good and we are seeing a slight pop of new "good" listings hitting the market in hopes of selling before the new year.

Mortgage News: Saw this today and it stood out to me, YOY Mortgage applications are up 15.1%
Foreclosures: 94 on the market right now, newest listings are some bigger homes. See all of the foreclosures here.

11-6-19 Jacksonville Real Estate Update

 
Hello, Hope your week is going great!

After a busy weekend in downtown Jacksonville for the raucous Florida/Georgia Game. This Sunday TIAA Bank Field will host "The Beautiful Game" - The US Women's National Team will play a friendly match against Costa Rica on Sunday.

On to Real Estate:
I'm heading to the match on Sunday with my daughters and out of curiosity I pulled up all of the active listings in Downtown Jacksonville. I was surprised there are so many, currently 478 residential listings active for sale in the Downtown area. That's out of a total of around 7500 in our total MLS system. If you are also curious what the downtown real estate market has to offer. You can check out the newest 200 listings here.

Mortgage Rates: Mortgage rates dipped a bit from last week to 3.98% but applications were almost the exact same from the previous week nationwide.
Foreclosures: 96 on the market right now, a ton of mobile homes in Starke hit the market for some reason. See all of the foreclosures here.

10-23-19 Jacksonville real estate update

 
Hello, Hope your week is going great!

Busy weekend here in JAX! The Sea and Sky Air Show is this weekend, show will be from noon-4pm both Saturday and Sunday. It looks like the Blue Angels will be flying at 3pm both days. This is a free show and can be seen from pretty much anywhere in JAX Beach but the best views would be from one of these 32 oceanfront condos that are for sale.
We recently sold this unit!

New listings are popping up daily, I think there is a small spike from those wanting to get into new homes before the new year.

No fun intro this week, Minshew Mania is fading, the JAX Sea and air show isn't until next weekend and the weather is just meh. See not fun!
Except for this, this is funny!



On to Real Estate:
Folks, we are below 7,000 active residential properties for sale. In 15 years I can't recall that number being so low. We have just at 4,000 in the same category under contract/pending to close. Inventory is slim right now to say the least.

Mortgage Rates: Leaving this same stat from last week b/c it's so important!  Rates are now about 1.25 percentage points lower than they were the same time last year.  For the average borrower on a 300K loan that's about $2700 per year!

10-9-19 Jacksonville Real Estate Update

Hello, Hope your week is going great!

Minshew Mania has taken over Duuuval and spreading world wide! The Jaguars even have a ticket special going on right now for a mini-pack of games, you get some Minshew Swag and a photo on the field! Find out more here. However, Minshew Magic has not come without its consequences. This WALL STREET JOURNAL story shows how the Minshew phenomenon may be wrecking marriages. (Thankfully, mine was saved by shaving after our loss to Houston) 
On to Real Estate:
I'm not going to blame the rookie quarterback but our website traffic & home sales have slowed down a bit since he took on the starting quarterback job in Jacksonville.  Generally real estate slows in November/December but the slowdown has gotten an early start here in NE Florida.
With that said, if you have been on the fence about buying, some sellers are getting a bit more motivated with being on the market a tad longer than earlier in 2019.
Inventory is also slightly down so if you want to get a jump on the 2020 sellers now is the time.

11-14-18 Weekly Real Estate Update

 

 

 
Hello, Hope your week is going great and you are enjoying all of the great Florida Man Jokes from around the US.
I especially liked this one.

On to real estate!

Mortgage applications are down slightly from last week by 3.2%
I'm seeing some leveling on even the $150,000 townhouses, taking a bit longer to get under contract than earlier in the year. Could be seasonal or could be something else, Spring will tell.
But check out this cool fact.
More than 3 million US homes are now worth $1M or more. That's 3.6% of all homes, and more than DOUBLE the share (1.5%) just six years ago

Looking to make a flip? I'm going to be putting a condo on the market for $95,000 on Friday. There could be 15K+ worth of equity built into the price and just needs interior work.

Silverleaf- Over 10,000 new homes coming to St. Johns County

10,700-unit community planned in St. Johns County.

Another huge planned development may be coming to NW St. Johns starting as soon as the end of the year.

Silverleaf has been talked about over the past year or so but developers are looking to get started as soon as the end of 2018!
