                       While the weather here in NE Florida has been hit or miss this week, this Friday Kenny Chesney is sure to get you in the summervibe,  Saturday the Jacksonville Sharks are sure to drop some big hits during their home opener or for those wanting to escape reality  BoldCityCon  goes all weekend.

Year over year the average sales price of a single family home has increased 1.39% to an average of  $416,081.

                              Hard to believe that we are more than 1/2 way through September 2022! School's back in swing, the heat is almost bearable and we finally are drying out after what seemed like 40 days and 40 nights. Now may be the time to take a peek at what's currently going on with the real estate market here in NE Florida.

Mortgage News:
Average contract interest rate for a 30 year fixed rose to 6.25% last week. Mortgage applications to purchase a home are 30% lower than the same week one year ago. (Up 1% from last week though)

You can feel summer right around the corner with Memorial Day this weekend.
The Jacksonville National Cemetery is the final resting place of many of our country's heroes, if you have never visited it's a great weekend to do so.

On to Real Estate:
We won't have final numbers til next week but the amount of homes for sale has increased around 30% from last month. Values are still the highest they have ever been but price reductions are on the rise.

Have you ever heard the phrase " Sell in May and Go Away"?
It's an old stock market adage that suggests investors should sell their stocks in the summer because the return was less than in the fall & winter. That may be the case in real estate this year as well. Inventory is rising (not jumping or spiking) but rising, here in NE Florida it's up @ 10% from last week. With 2,300 residential properties for sale as of today. While demand is still strong it is not what it was even a month ago. As with the stock market, it's impossible to time the real estate market. But both buyers and sellers wanting to make a move this Spring/Summer, should be consulting with their Realtors and mortgage brokers every few weeks to keep tabs on their interests going forward in the coming month. The high selling month of May.

Rates didn't move much from last week but something to keep an eye on, Adjustable rate mortgage demand is at it's highest rate since 2009...

Hello, Hope your week is going great!

I keep hearing that you need to order your Christmas gifts soon or they might not arrive on time. If you want to be in a new home by Christmas, you need to be looking now. Closings generally take 30-45 days from contract to closing and I hate to be that guy, but there's only 73 days til Santa comes down the chimney. Mortgage Rates: rates ticked up from 3.14% to 3.18 over the past week- This is the highest since June but still pretty dang low.

Foreclosures: 21 on the market - still not seeing an uptick here, will probably be early next year (I said that at the end of last year as well) See all of the foreclosures here.

Real Estate News: Builders seem to be getting their footing. We are seeing a more willingness to give financing incentives to buyers, however build times from ground up are still close to a year in many cases. Jax Real Estate News 10-6-21

Hello, Hope your week is going great!

It doesn't quite feel like fall here in NE Florida yet. Guess the Jacksonville Agricultural Fair hasn't been to town. We did have about a week of what we Floridians know as "Fake Fall". That 3-5 days of just wonderful temps that make you think the heat is over only to get smacked back to reality the following week.
The real estate market here in NE Florida is still on fire but we may be experiencing a fake cooling here as well. There's a lot going on in DC and wall street, interest rates are creeping up and overall real estate search via google is down a bit.
This will probably not help with our inventory issue and lack of housing so I don't see prices coming down for a while but the demand may ease ever so slightly, which is to say, instead of 5 offers a just listed may have, over the next few months that property may have 3.

Mortgage Rates:   3.14%  is the average  up from 3.10% last week, Refinance demand is at the lowest level in 3 months & New mortgage applications are down 2% from last week but down 13% from the same week a year ago.
Real Estate Stats: Average sales price in NE Florida is up 17% YOY in Jacksonville as of Sept 21
Foreclosures: There is only 19 . See all of the foreclosures here.

9-2-20 Jacksonville Real Estate News

 
Hello, Hope your week is going great!

As of this week all of Florida schools are back in session in one way or another but the real estate rally before school started finished with a bang.

August 2020 numbers from our Northeast Florida area are in and WOW! Median sales price up 8% YOY and we are under 2.5 months worth of inventory - INCONCEIVABLE!
The pinch of inventory is across the  board but the higher price range really jumped out at me. 356 homes sold for over 500K in August of 2020 vs 275 in 2019 that's a big jump! Also, there were 25% less homes for sale priced over 500K this past August vs 2019.
Back in April I was not what your would consider an optimist about the real estate market but after this summer selling season I feel like the market has legs. (I probably just jinxed it but we'll see)

Mortgage News:

Nationally mortgage demand is 28% higher than it was this time last year. It's putting stress on the lenders systems and mortgages are taking longer to close than even a month ago. Make sure to keep this in mind prior to signing an offer with a quick close time frame.

Foreclosures :
Seriously same as last week! 3- Tres, Three! Only three new foreclosures came on the market it past 7 days. Again, Florida is a judicial state and there is a moratorium on foreclosures throughout the state, so not sure when we will see an uptick but probably early 2021.  here are all of the current bank owned properties

8-27-20 Jax Real Estate upate

Currently there are 4,865 active residential homes & Condos for sale in our local MLS which covers all of NE Florida. The average sqft of those homes is 2,187. So what happens when you search for something nearly 3x that size? Well for starters the price jumps, the least expensive 5,000+ sqft home for sale currently is $575,000 but there are 137 other options if you are looking for that kind of size here on the first coast.

Real Estate News:

Looking at July numbers:
  • Median sales price is up 9% vs July 2019 to $265,000!
  • Weird number is : Median list price 2020 $290,000  vs 2019  $281,990    2.84% change
  • VS Median sales price 2020  $265,000  2019  $241,000    9.96% change
Kind of scratching my head on that one. The market is tight though, sold to list is over 96% I think that's the highest I've seen it.. ever.
       
         
         

Mortgage News:

The numbers of borrowers going into forbearance dropped this past week so that is good news for the future real estate market. Rates are still really low but new changes from Fannie Mae need to be discussed with your lender if you are planning on purchasing or refinancing.

Foreclosures :

Looking at what inventory is selling more now than last year the biggest jump in NE Florida was in the price range from 750K to 999K a 63% more homes (31 vs 19) in this price range sold in January 2020 vs 2019 biggest decrease was the 0-19K which was down -52% (9 vs 19).
