Mandarin offers a few different waterfront options for those wanting to put their boat out their back door or simply enjoy the natural views of the St. Johns River and its tributaries.

Mandarin is a naturally formed peninsula, so there are a good amount of lots on the river for the size of the location.

Riverfront prices in Mandarin start at around a million for both vacant lots and small homes directly on the St. Johns river in Mandarin, they are more expensive the further North you go towards San Jose and San Marco areas of Jacksonville.

Julington Creek runs from the east side of the St. johns and splits St. Johns County and Duval county to the west of the counties.

Homes located on Julington Creek are less expensive than those on the river. While depth isn't a huge difference between the river and the creek. You don't get the expansive views. Generally the further east you go down Julington Creek the more wetlands you have to pass through to get to the true water and your boat.

There are some other smaller creeks that run off of the St. Johns River and Julington Creek that may give more affordable waterfront living in Mandarin.
