Did you know most agents (Not their companies) are responsible for your homes marketing? Choosing the right agent could mean the difference between having your home for sale or having it sold. No amount of salesmanship will get your home sold if no one knows your home is for sale. Here is a detailed list of our first month marketing campaign, we can do more than this at your request, but we will never do less.

MARKETING PLAN FOR NORTHEAST FLORIDA SELLERS
WEEK 1:
NORTHEAST FLORIDA MULTIPLE LISTING SERVICE INSERTION: Putting your home in the “MLS” gives every realtor in Jacksonville information on your home. There are over 7,000 realtors in Jacksonville! Our MLS dues total close to $2,500 annually

FLYERS/SIGN/LOCKBOX: Professionally designed fliers will be available to those who enter your home, our sign comes with three different phone numbers we can be reached at, we do not want a prospective buyer to call and be discouraged. Our new lock-box system is state of the art, we have a electronic record of every agent that enters your home. This gives agents accountability and lets’ us protect your home. The fliers are relatively inexpensive to produce, our signs run close to $100 a piece, and each lock-box costs about $85

1-800 Number Recently we added a top of the line 1-800 call capture line for each home we sell. This system will allow prospective buyers three different ways to get information on your home. They can listen to a prerecorded message, receive an e-mail with info. or be sent a text message with more information about the home. What really makes the system great is once a prospective buyer calls, we are immediately sent a notification to our cell phones and e-mail with the prospects phone number and time of call. We then promptly call the prospect and try to give them more information to entice them into seeing the home. To our knowledge this system is far superior to any other system being used in Jacksonville by other agents. $200-300 Monthly.

PICTURES/VIRTUAL TOUR: We take over a dozen pictures of your home to give internet buyers a real feel for your home. Virtual tours are ordered on a case by case basis. A good virtual tour costs about $100

INTERNET MARKETING BEGINS: We advertise heavily on the internet. Over 83% of home buyers begin their search on the web. OUr main website www.homes-jacksonville.com (receives 14,000 unique visitors a month) Your home is also advertised on www.remax.com (remax.com is currently the third most visited real estate website in the US,and first in the world, your home gets maximum exposure on this site, being the first to pop up with your criteria, we can't explain how big this is for sellers!!!)www.realtor.com and www.homes.com www.realestate.com These sites are some of the most searched real estate sites on the internet today. Your home will literally be linked to thousands of others including www.homesandland.com www.realestatebook.com www.bobvilla.com www.realtor.com www.homesandgarden.com and
www.jacksonville.com www.realetate.jacksonville.com Our two sites costs about $250 monthly, and you home is featured on www.remax.com
www.remax.com is quickly becoming the most searched site for real estate in the world, your home is featured here, this is very big for our sellers

DATABASE NOTIFIED: Our e-mail database is over a thousand strong, your home will be sent to that database in the form of an electronic flier. Last year we sold two of our new Jacksonville listings to our electronic database. This is free but takes time

REALTORS NOTIFIED: Our Jacksonville RE/MAX Specialists office sells more homes than any other single office in Northeast Florida !, we let our fellow agents know about your home. Many times they might know of a buyer who would like to see your home. We also have an exclusive new e-mail network to involve Realtors from around your area, to notify them of your home. Believe it or not this is unique!
WEEK 2:


MORE INTERNET MARKETING: Our team spends over fifteen hundred dollars a month marketing on www.google.com and www.yahoo.com We tweak these in week two to get more people to view your home online. Also, your homes website www.12324yourstreet.com will have it's own google keywords, including neighborhoods, and so forth. We set a $3.00 a day budget per home, and around a .49-.79 per click setting. This really works for our sellers, and we are not aware of anyone doing anything that is close to this.
WEEK 3:

POST CARDS: For every Jacksonville home we market we send a minimum of 100 cards to your neighbors letting them know the price of your home. Many times we also send cards to "move up buyers" close to your home. (Ask any member of our team for more of an explanation if you would like) It takes up to week three to get the cards even though we order them in week 1. The cards and the mailing costs about $150

MORE INTERNET MARKETING: Sites like www.craigslist.com www.jacksonville.backpage.com www.finalhunt.com www.goduru.com www.zillow.com www.reaffinity.com and many others provide information to unique home buyers. Again we are trying to target every potential buyer. Many list sites are completely free but do take lots of time.
WEEK 4:
INSERTION INTO NEWSLETTER: We send our monthly newsletter to over a thousand past clients and the neighborhoods in which we have homes for sale. The cost on this varies between $300-$500 monthly.



After the first month we repeat many of these steps and on many occasions make additions to this plan. This is the bare minimum of what our team does marketing your home for the first month.
